Is this legal advice?
No. RentClarity is a second pair of eyes that explains your lease in plain English and points out clauses worth a closer look. It is not legal advice and is not a substitute for a qualified lawyer in your area. For anything you are unsure about, check with a local tenant service or attorney.
How accurate is it?
It is good at spotting the terms most worth questioning: one-sided fees, repair and habitability waivers, entry and deposit clauses, and short or unusual notice periods. It reads only the text you give it, so it can miss things a lease leaves out, and it can occasionally flag a term that is fine in your area. Treat every point as a prompt to verify, not a final answer.
How is this different from asking a lawyer?
A lawyer gives you binding advice for your exact situation and can act on your behalf. RentClarity is faster and cheaper and helps you walk into that conversation, or into signing, already knowing which clauses to focus on. For a high-stakes lease, use it to prepare, then confirm the important points with a local professional.
What file formats can I use?
You can paste lease text directly, or upload a text-based PDF and we extract the words for you. Scanned or photographed PDFs that are just images of pages are not supported yet, because there is no selectable text to read. If your PDF is a scan, copy the text in or retype the key sections.
Which countries does it cover?
The United States (state-aware), the United Kingdom, Canada and Australia, 63 jurisdictions in all. You pick the jurisdiction and the analysis takes local context into account, phrased as points to verify rather than as settled law.
What kinds of things does it flag?
Rent and late-fee terms, security deposits, who pays for repairs, entry and privacy, early-termination and forfeiture clauses, attorney-fee and dispute clauses, and open-ended fees the landlord can change at will. Each flag comes with why it matters and a concrete question or next step.
Can landlords or agents use it?
Yes. Nothing stops a landlord, letting agent or property manager from running a draft lease through RentClarity to see how a tenant will read it and where it looks one-sided. The report is written for the tenant, so it doubles as a plain check on your own document.
What happens to my lease?
Your lease is used only to produce your report. We store it so you can revisit the report from your history, and we never use it for anything else, sell it, or share it. We do not use it to train any model.
How long do you keep my lease?
For as long as you keep your account, so your past reports stay available in your history. Delete your account and every lease and report tied to it is removed with it. If you want a single report gone sooner, email us and we will delete it.
Do I need an account to try it?
No. You can run a free check and see your risk score and top red flags without signing up. You only create an account when you want the full report or want to keep your history.
